Spanning the size of 20 football fields, MyTOWN shopping centre in the heart of Kuala Lumpur, Malaysia, needed a water and energy metering solution befitting its size, quality and complexity.

Since opening in March 2017, MyTOWN has quickly become the jewel in Kuala Lumpur’s retail crown. It is home to over 400 international retail and dining options including the largest IKEA in Malaysia. With around 460 lots spread over five levels, MyTOWN covers more than 20 hectares. 

Developed and owned by Boustead Holdings Berhad & Ikano Pte. Ltd, it was only in the final stages of the design that the decision was made to utilise ultrasonic smart metering technology.

“Most of the building design and piping schematics had already been completed when it became apparent that we needed a solution that would enable us to measure and control energy and water wastage,” explains Dylan Chan, Head of Operations at MyTOWN Shopping Centre.

“With advanced heating, ventilation, and air conditioning (HVAC) in place to provide our visitors with the optimum level of comfort, it was imperative that we had a solution to control our outputs.”

Remote data collection and transparency

MyTOWN required ultrasonic heat meters, BTU meters to measure thermal energy, to be integrated with its building management system (BMS) via a BACnet communications protocol to allow for live data collection. 

The ultrasonic heat meter of choice was the MULTICAL® 602 which has proven long-term stability and accuracy. When it came to the choice of ultrasonic water meter MyTOWN opted for the MULTICAL® 62.

It not only offers unparalleled consumption measurement but also provides leak detection and the highest level of control, efficiency and flexibility on the market. 

When installation is complete, both the energy and water meters will be connected by a wireless fixed network meaning the meters will be read remotely providing constant data measurements.

Control over their operations

Installation of the meters is expected to be completed in the next few months and Dylan says MyTOWN is benefitting in lots of different ways. 

“Having ultrasonic smart meters in a wireless fixed network compared to mechanical meters is saving us money on wiring and installation costs as well as labour and running costs.”

“We’re going to have a total solution which gives us the autonomy to monitor and control our consumption data. It will be an easy to use solution which will save us time that we can then spend on other areas of the business.” 

MyTOWN is already thinking ahead and in the future will look to integrate their electricity, water and heat meters all into the same network to provide a single, streamlined reading, monitoring and billing solution.
